Stamp duty & buying costs
Estimate the stamp duty on your purchase, including first home buyer exemptions and concessions, plus the other upfront costs you'll need to budget for.
About this calculator
- Stamp duty uses the current published rates for Victoria, New South Wales (2026/27) and Queensland, including the principal place of residence and home concessions and the first home buyer exemptions and concessions. Rates were last checked on 23 October 2026.
- First home buyer relief has eligibility rules (for example, you must be an individual, live in the home, and not have owned property before). Off-the-plan concessions, foreign purchaser surcharges, pensioner concessions and vacant land aren't included.
- Duty is worked out on the price you enter. Revenue offices use the higher of the price and the market value.
- For Western Australia, South Australia, Tasmania, the ACT and the Northern Territory, use your state's official calculator.
- If your deposit is under 20%, lenders mortgage insurance (LMI) may apply. Eligible buyers can avoid it through the Australian Government 5% Deposit Scheme (property price caps apply). Claire can check whether you qualify.
Important: This calculator gives estimates only, for general information. It isn't credit advice and doesn't take into account your objectives, financial situation or needs, or any particular lender's credit policy. Results rely on the figures you enter and the assumptions described on this page, and actual rates, fees, government charges and lending decisions will differ. Talk to Claire before making a decision.
